How do I book a property?

Simply tell us what property or properties you are interested in. We will check availability for the dates you are inquiring. If the property is available we will send you the property owner’s rental agreement for your review. A refundable security deposit is due upon signing of the rental agreement. If you have any questions about the rental agreement we are here to answer them.

How much does it cost to book a property on 2NDKEY?

The price varies depending on if you are traveling a weekday, weekend or the time of year. The most cost-effective time to travel is during the week in the off-season and the most expensive is usually holidays and peak-season, such as summers here in Los Angeles.

What does 2NDKEY do to make sure that bookings are protected?

At 2NDKEY, we only work with professional homeowners that take their vacation rental business seriously. We have verified each homeowner and management firm. 2NDKEY works with courteous, trustworthy and professional people.

What forms of payment do you accept?

We accept PayPal or credit cards: Visa, MasterCard, American Express, and Discovery.

What about deposits and payments, how does it work?

The rental agreement will require a booking deposit of 10%-50% of total rental fee to confirm the reservation, with full payment received 8 weeks prior to arrival. Homeowner and property managers have their own rental agreements so it’s very important to follow the rental agreement and specified payment schedule.

In addition to the booking deposit, you will also be asked to provide a refundable security deposit at the time of booking. Specifics related to the security deposit, including property maintenance, damages and additional fees such as telephone charges, are detailed in the rental agreement.

Note: It can take 10 business days to process the release of refundable security deposit.

What is the tax rate applied to my reservation?

The rate varies from location of the property, but generally it is between 10%-15%. For your convenience the tax rate has been included in the daily/weekly/monthly pricing.

Do I have to pay tax if I rent more than 30 days?

It is already factored in the monthly pricing.

How are cancellations and refunds handled?

The cancellation policy is clearly communicated within the rental agreement. Every owner has different rules when it comes to canceling a reservation. It’s very important to read the rental agreement provided by the owner to understand their terms and rules. Some owners have a non-refundable cancellation policy during peak travel times such as holidays.

We suggest obtaining travel insurance that can protect your vacation cancellation due to unforeseen circumstances.

What is included with my rental?

Generally, included are: Internet, washer and dryer, parking, all basic kitchen appliances, television. Each property is different and a good rule of thumb is to inquire first about anything you may not see offered in the listing.

Where can I find details on check-in times, pets, etc.?

All details that you need to know are in the rental agreement provided by the homeowner.

What about finding information about closest airport, car rentals, parking etc.?

Travel information such as closest airports, car rentals, shuttles etc will be provided by 2NDKEY staff and/or homeowners. We are here to assist you in making your travel plans go smoothly as possible.

What to excpect when I arrive at the property?

It varies from homeowner to homeowner. In most cases, a 2NDKEY staff member, the homeowner or the homeowner’s representative will meet you at your rental property. You will be given details of the contact person should you have any problems or need assistance. Please contact the homeowner in the case your arrival is delayed.

Is housekeeping service available?

The property will be cleaned and prepared before and after every guest’s arrival. Daily cleaning fees are charged in addition to the rental fees, for long-term stays, we can offer you a mid-stay cleaning.

If I have questions during my stay, do I have someone I can call for assistance?

You can always call us 24 hours/7 days a week: +1 (323) 345-6534. For emergencies, maintenance issues and questions. The homeowner or property manager is always available as well to help you.

What if something goes wrong while I am there?

You will want to call 2NDKEY immediately at +1 (323) 345-6534. We will work to resolve problems that you come across as quickly as possible. 

What should I do before I leave?

Check out policies are provided in the rental agreement. For additional questions you can ask us at 2NDKEY or the homeowner.

How much should I charge for my listing?

It’s good to compare other vacation rentals in your area to provide yourself comparable listing rates.

What can I do to make my listing better and get more inquiries?

A great title and opening photo is very important. Clear and well-written listing description helps attract renters. With 2NDKEY you are able to post 25 photos to really promote and highlight your rental property. Maximize your photo postings, as potential renters like to see more photos of what your rental property has to offer.

Where is my listing?

All new 2NDKEY listings go through a review process before appearing online. This process can sometimes take up to five business days.  Once your listing is approved and activated, you will receive a welcome email informing you know that your listing is live on the site.

Will the renter contact me or do they contact you at 2NDKEY for interest in my listing?

When we have a guest interested in your listing, we will notify you via your preferred communication: email, call, or text.

Who will be staying at my property?

2NDKEY caters to Scandinavian leisure and business travelers. These include Scandinavian-based production companies that do business here in Los Angeles, families, couples and individuals.

What if I dont feel comfortable with some of the inquires, can I deny renters?

Of course! You make the decision as to who you want staying in your home. Just communicate with us and we are here to help.

How does 2NDKEY promote safety?

All hosts and guests are verified by 2NDKEY team members. Before a listing is posted on the site, we conduct a property site visit and meeting with the host. Each guest is serviced by a 2NDKEY staff throughout their booking process, stay, and until their departure. One of our main focus is building solid, business relationships with each homeowner/property manager to provide a safe service for both the homeowner/property manager and renters.

How do I get paid?

We send your payments via Paypal or check. At 2NDKEY, we work diligently to ensure that you don’t have to sweat the details. Guests occupy your space, you get your payment it’s that easy.

When do I get the security deposit?

We hold onto the security deposit. If you (the homeowner/property manager) have not done a claim within 48 hours of the renter’s check-out. The security deposit will then be released back to the renter.

Note: If you cancel a reservation that has already begun and it includes a security deposit, then that security deposit will remain “held” by 2NDKEY for 48 hours after original check-out date.

Note: If you cancel before the date of the check-in, the security deposit will be released immediately upon cancellation.
